Where Is Ibeju Lekki Located?
Ibeju Lekki is a local government area (LGA) in the eastern part of Lagos State, Nigeria. It’s situated along the Lekki-Epe Expressway and begins after Ajah, Sangotedo, and Awoyaya. And It stretches from Abijo to Eleko Junction, and it end at Alaro City where it shares boundary with Epe Town, Epe LGA. It’s bordered by Lekki Eti-Osa LGA to the west, the Atlantic Ocean to the south, Epe to the north and east
In simple terms, Ibeju Lekki sits between Lekki and Epe, but it’s much more than just a location on a map. It’s strategically positioned near several major government and private projects that are reshaping the entire axis.
Most importantly, Ibeju Lekki is the host location of the Lekki Free Trade Zone, one of the largest in West Africa. This makes it a prime hotspot for industries, logistics, tourism, and residential estates. All of which are fueling rapid development and skyrocketing land demand.

What’s the difference between Lekki and Ibeju Lekki?
Many people confuse Lekki and Ibeju Lekki. although both locations share many things in common but they are different in many ways. First, both locations are in a different local government area of Lagos. Lekki is in Eti-Osa Local government area of Lagos which encompasses notable locations such as Victoria Island, Ikoyi, Lekki and Ajah. Ibeju Lekki on the other hand is in Ibeju Lekki Local government area which encompasses notable locations such as Awoyaya, Abijo, Idera, Eleko, Lakwe, Eleregbe, Aiyetoro. In terms of development Lekki is developed but Ibeju Lekki is on the rise. Here’s a simple breakdown:
Feature | Lekki | Ibeju Lekki |
Development | Fully urbanized | Rapidly developing |
Price Range (land) | ₦50M–₦900M+ | ₦10M–₦45M+ |
Infrastructure | Existing (roads, drainage) | Ongoing (some areas bush) |
Investment Phase | Maturity stage | Early growth phase |
ROI Potential | Slower but stable | High if you choose wisely |
To further explain the table above, Lekki is fully urbanized while Ibeju Lekki is still developing rapidly. In terms of land the price ranges from ₦50M to ₦900M and above in areas like admiralty road Lekki phase 1, chevron, and Ikate. Ibeju Lekki lands start at an entry price of ₦10M in bushes and it goes as high as ₦90M in areas like awayaya, and ₦45 in Idera, Eleko, Eleranigbe, and Aiyetoro. This means that Ibeju Lekki is still in it early growth stage and it has high return on investment potential compare to Lekki which is already in its maturity stage.
Is Ibeju Lekki on the Island?
Yes. Ibeju Lekki is located on the Lagos Island axis.
But let’s break that down a bit so there’s no confusion.
When most people hear “Island” in Lagos, they think only of places like Lekki Phase 1, Ikoyi, or Victoria Island. However, the Island is a much larger stretch of land extending along the Lekki-Epe Expressway, and Ibeju Lekki falls within that coastal corridor.
Here’s how the Island axis typically flows:
Ikoyi → Victoria Island → Lekki Phase 1 → Ajah → Sangotedo → Lakowe → Ibeju Lekki → Epe
So while Ibeju Lekki is not in the highbrow parts of the Island like VI or Lekki Phase 1, it’s still very much on the Island — and more importantly, it’s one of the fastest-developing parts of it.
In fact, what makes Ibeju Lekki even more attractive is its massive land space and low entry price, which you can no longer find in central Lekki.
